| Waverly Beach ~ Fort Erie's Next Site for High Rise Condos? |
| Once the precedent is set, it could be no time before the Town of Fort Erie enters into another P-3 with a developer of high rises. Waverly Beach is town-owned public land, just like the Bay Beach Properties. It features a beautiful vista on the shoreline of Lake Erie and a sand beach. Waverly beach is a valuable asset to the community that draws hundreds, if not thousands to the area. It is just a short distance from the big box stores on Garrison and close to the Peace Bridge. It has a great view of the Buffalo skyline and many nice trees and natural beauty. It even has some nice amenities. (Of course, these can easily be replaced with amenities placed on an old foundation on the beach. Of course, the zoning is for only three stories, but that can be changed easily because the town's planner is all for condominiums along the shoreline. Of course, he doesn't actually live in Fort Erie; he lives in Grimsby which has very strict rules about development. Just across the road is the sign for proposed condominiums called, "Waverly Place." The three story buildings received the go-ahead a couple of years ago and there is no sign of activity - except for the sign. But that's okay. People will flock to the area from Toronto! After all, that's why they want to move to Fort Erie from their condos in Toronto: to live in condos in Fort Erie. |

| WAVERLY BEACH: ARE THERE CONDO TOWERS IN ITS FUTURE? |
| Town Planner, Grimsby-based Rino Mostacci has stated publicly that he would like to see condo towers all along the lake shore from crystal beach to Point Abino. What's to say that he won't expand his vision and offer up the beautiful, public Waverly Beach Park to a developer. And we know that the mayor and four members of council are all in favour of the Bay Beach Development. |
| WARNING TO EVERYONE IN FORT ERIE: |
| If you think once the Bay Beach Properties are handed over to a developer that all water front properties, public or private won't be developed into high rise towers, you need to wake up real fast. These towers will block the view, access and the sun from the people of Fort Erie and once this juggernaut is started, it will be impossible to stop. Do not think that the developers will stop once they have developed the Bay Beach Propoerties. They will move on down the waterfront ~ all with the help of the present council as directed by staff. |
| Change the zoning to allow twelve story towers? No problemo. Town is working hard to move the change to the Neighbourhood Plan and zoning by-laws in Bay Beach to expedite the Molinaro Group's plan to build two twelve story towers on public lake front land. |
